Why an engineering contractor

The plant room is the hard part. That is the part we already do.

Most facilities contracts are won on cleaning and lost on plant. Chillers short-cycle, pumps cavitate, risers leak, AHUs ice up — and the managing body ends up calling a specialist anyway.

JOVA maintains HVAC, pumps, pipework and mechanical plant on petrochemical and industrial sites, to a certified quality system, with our own crews. A building’s chilled water plant is the same equipment with lower consequences. The cleaning, security and grounds wrap around that core rather than standing in for it.

M&E plant

Chillers, cooling towers, pumps, gensets, switchboards and controls — planned servicing and breakdown response.

HVAC & ventilation

AHUs, FCUs, ductwork, car park and staircase ventilation. Our core discipline.

Plumbing & water

Risers, tanks, booster pumps, sanitary and drainage. Leaks traced and repaired by pipe fitters.

Cleaning & housekeeping

Lobbies, corridors, lifts, car parks, refuse rooms and external areas on a set rota.

Security & access

Guarding, patrols, access control and CCTV monitoring, through a KDN-licensed security partner.

Landscaping & grounds

Soft landscaping, pruning, drains, external paving and car park upkeep.

Building fabric

Painting, waterproofing, tiling, doors, ironmongery and minor structural repairs.

Fire & life safety

Pumps, hose reels, extinguishers, alarms and emergency lighting — maintained and certification coordinated.

We hold the contract and carry the accountability. You deal with one company.

JOVA provides facilities management services under contract to the joint management body, management corporation or its appointed managing agent. We do not act as managing agent — under the Strata Management Act 2013 that role belongs to a BOVAEP-registered Property Manager, and we work alongside yours rather than in place of them.

Running the contract

Mobilisation to monthly report

  1. Survey and asset register

    Every item of plant listed, with condition, age and service history where records exist.

  2. Planned maintenance schedule

    A written yearly programme by asset, agreed before mobilisation so nothing is discretionary.

  3. Resident team on site

    Supervisor, technicians and cleaning crew, with trades called in from the workshop as needed.

  4. Reactive response

    A single number for faults, logged and tracked to close-out against agreed response times.

  5. Monthly report

    Work completed, work outstanding, plant condition and recommended capital items — to the committee or its managing agent, written for a committee and not for engineers.
